~65%
Premium to locality pricing
The indicative ask of about ₹17,000 per sq ft sits roughly 65% above the Sector 92 listed average. That is a large amount of future appreciation taken at entry.

Sector 92 · New Gurugram
The Prestige Group's first residential address in Gurugram
Early entry is priced into the first project, not the fifth.
Prestige Estates Projects, among India's largest listed developers, has secured a 17-acre parcel in Sector 92 through a reported ₹4,200 crore transaction. It is the group's first residential development in Gurugram.
For an investor, the thesis is not the building. It is the entry point into a developer's debut market, before the brand establishes its own price benchmark in the micro-market.
This is an investment thesis, not a forecast. Nothing on this page is a promise of price, yield or return.
A 17-acre residential community in Sector 92, indicated across twelve towers in one to four bedroom configurations.
These figures are drawn from pre-launch material in circulation. The developer has not published a sanctioned plan, and no RERA filing exists against which to verify them. Treat each line as indicative until the registration certificate and its disclosures are available.
Approximately 1,850 units across 17 acres implies roughly 109 units per acre. That is a high-density configuration for the price point being indicated. Confirm the sanctioned FAR, ground coverage and unit count from the HRERA filing before relying on any low-density positioning.
Every area and ticket size shown here is indicative.
Thinnest resale depth in this micro-market.
Best rental liquidity, with the Rajiv Chowk tenant base.
Deepest end-user demand, and the primary exit route.
Dependent on the brand premium. Longest holding period.
Pre-launch material describes a master-planned layout that keeps approximately 80% of the site as open space, with landscaped gardens, central greens and wellness zones between the towers.
As described in pre-launch material. These are not final sanctioned specifications.
Pre-launch material describes a large clubhouse with a temperature-controlled swimming pool, a gymnasium and indoor badminton, set among landscaped greens.
Amenities are listed as described in pre-launch material. They remain subject to the sanctioned plan and the developer's final specification.
Sector 92 lies in the New Gurugram belt along Pataudi Road, west of NH-48 near Kherki Daula.
Some pre-launch material describes this project as being on the Dwarka Expressway. The expressway corridor runs through Sectors 102 to 113, and from Sector 92 it is reached by way of NH-48. An investor applying Dwarka Expressway appreciation rates to a Sector 92 asset is pricing the wrong corridor.
It is an evolving New Gurugram micro-market, with schools, hospitals and sector-level retail already operational.
Projects across the sector are already delivered or under construction.
Signature Global City 92, GLS Avenue City, GLS Central Avenue, Wal Serenia 92, Bestech 92 Market Place, AMB Selfie Street and DLF Garden City.
Social infrastructure is operational today, which reduces the infrastructure risk of an untested location.
The sector is laid out on its characteristic 84-metre sector roads.
Rajiv Chowk is approximately 15 minutes away and is the primary employment catchment. The investment case depends on that catchment deepening.
An established micro-market cuts infrastructure risk. It also sets a visible price reference.
Existing inventory here has historically transacted in the affordable and mid-segment bands. Prestige is proposing to reposition the sector upward in one step. That is the question this investment turns on.
Four things have to go right for the premium to hold.
The entire premium rests on this. If Prestige sells through at its asking rate, it resets the micro-market and lifts the belt. If it discounts to move inventory, early buyers hold the loss. The signal to watch is sales velocity in the first two quarters after launch.
Sectors 76 to 95 carry substantial launched and under-construction inventory. Sector 92's own absorption has to hold while roughly 1,850 additional units enter. Supply overhang in the same configuration bands is the most likely cause of a soft exit.
Rajiv Chowk, about 15 minutes away, is the anchor. Demand at ₹2.4 to 3.2 crore needs buyers earning materially above the current median for the catchment. Growth in Gurugram's western office corridor is the bridge. Without it, demand stays thin on end users and heavy on investors, which weakens the exit.
Possession is indicated for 2030, a four-year capital lock with no rental offset. Prestige's completion record is strong, but this is its first Gurugram execution. Once the project is registered, the HRERA completion date becomes the enforceable commitment.
The indicative ask sits well above the prevailing Sector 92 band. The gap is the brand premium, and whether it is justified is the decision an investor has to make.
Rates in ₹ per sq ft. Locality and city figures are listing-portal aggregates for 2026. The project figure is an unverified pre-launch indication, not a developer-published price.
A brand-repricing bet with a four-year horizon. Not a yield asset, and not a discount entry.
An investor who can hold through possession, can absorb a flat interim market, and is buying Prestige's execution record rather than Sector 92's current rate card.
An investor seeking rental cover, a short exit, or appreciation underwritten on Dwarka Expressway corridor data.
We are paid by the developer on completed transactions. That creates an obvious incentive to sell, so we state the case against this project alongside the case for it.
~65%
The indicative ask of about ₹17,000 per sq ft sits roughly 65% above the Sector 92 listed average. That is a large amount of future appreciation taken at entry.
6% down, 39% up
Portal data for Sector 92 is contradictory. One source reports a 6% decline, another a 39% rise over comparable periods. That signals thin transaction depth, not a clear trend.
~2.3%
Reported rental yield is around 2.3%, so the holding period is not funded by rent.
2030
Possession is indicated for 2030. That is a four-year capital lock, and the date is not yet an enforceable commitment.
~1,850
Sectors 76 to 95 already carry substantial launched and under-construction inventory. Roughly 1,850 more units enter with this project.
